There are three types of land prices published by public organizations: the official land price published by the national government based on the Public Notice of Land Price Law, the standard land price published by each prefecture based on the National Land Use Planning Law, and the route price published by the National Tax Agency, etc.
The publicly announced land price is used as several indicators, such as for general land transactions, as a basis for appraisal by real estate appraisers, and as a basis for the acquisition price of land for public projects by local governments, etc. The publicly announced land price indicates the land price per square meter at the evaluation point.
The purpose of the standard land price is almost the same as that of the publicly announced land price. The standard land price also represents the land value per square meter of the evaluation point.
There are two types of route prices: inheritance tax route prices, which are used to calculate inheritance tax assessed value, and property tax route prices, which are used to calculate property tax assessed value. Route value is the land price per square meter of land facing the route.
The standard evaluation period and publication period for each land price is January 1 every year for the publicly announced land price (published around the end of March every year), July 1 every year for the standard land price (published around the end of September every year), January 1 every year for the inheritance tax route price (published on July 1 every year), and January 1 every three years for the property tax route price (published between April and June).
