Many rental spaces use a usage right contract rather than a lease contract. However, in the case of a contract to rent out a private room with walls, it has been pointed out that a usage right contract is not appropriate.
An example of an inappropriate room is a private room where all four sides of the narrow space are enclosed by ceiling-to-ceiling barriers, and the room is separated from the common space by a lockable door, so that the common space cannot see what is going on inside the room without opening the door.
Please note that in such a case, it is highly likely that you will need to sign a lease agreement even if the area is small.
