Check the sales status of other vacation homes in the area where the vacation home is located. If possible, it is a good idea to find out the actual sales price of similar vacation homes for resale.
One of the most important factors in determining the resale price, especially when reselling, is how much rental income you can expect and what the NOI yield (cap rate) is. If you are planning to rent out your vacation home after purchasing it, you need to find out in advance if there are any rules that limit the number of days you can rent it out. In most areas of Japan, laws and regulations regarding private lodging only allow up to 180 days per year to be used as private lodging, unless the area is designated as a special zone.
If the vacation home property is extremely cheap compared to other vacation homes in the area where it is located, please be aware that the property may not be able to be rebuilt in the future.
