There is a risk that a large group of people who are not reservation holders (registered users) will use the vacation home for rent without permission from the owner or management, resulting in a tragic event.
A large group of people may enter the vacation home without permission and cause a great deal of trouble in the neighborhood by making a lot of noise, or break building facilities and equipment such as floors, walls, ceilings, carpets, and furniture. There is also a risk of such tragic events occurring without the registered users ever visiting the site.
The risk of such tragic events will be higher during Golden Week, New Year's, Halloween and Christmas seasons, and when concerts with large crowds are held in the neighborhood.
If such a tragic event occurs, there is a risk of millions of yen in damages on the part of the owner. It would be great if all of that damage could be covered by the insurance that was taken out beforehand, but some insurance companies may only allow a portion of the total damage.
It takes a lot of money and time to restore all the building facilities and equipment, such as floors, walls, and ceilings, in order to rent out the vacation home to a third party again. If the insurance company does not provide coverage for the absence of work during that time, the loss on the part of the owner can be really substantial.
